Booking terms and conditions for Cooks Green Cottage:
The below terms and conditions are issued for guidance to persons booking directly with the owners of Cooks Green Cottage. If your booking is through an authorised agent who represents our property then their terms and conditions will apply in addition.

Bookings may be made directly with the owners of Cooks Green Cottage through our website www.cooksgreencottage.com or through authorised websites offering the cottage.

On contacting us, Su and/or Len will discuss your proposed dates and fees for the period you wish to take.

To confirm your reservation you will need to send a cheque/electronic bank transfer (non-refundable deposit) for 20% of the rental fee. The balance of the rental must be paid at least one month before your arrival. Failure to ensure that such payment reaches us by that date may result in cancellation of the agreed rental period.

If your reservation is made within one month of your arrival date then the full fee is required before the reservation can be confirmed.

On receipt of your deposit a confirmation letter or email will be sent to you containing the details of your reservation.

On receipt of your full and final fee you will receive further instructions including directions to Cooks Green Cottage, location of key etc.

Cancellation insurance is the full responsibility of the tenant/holiday-maker.

Uninsured cancellation: In the unlikely event that you have to cancel or amend your already agreed rental arrangements with us we will endeavour to re-let the property, in which case a refund of your rental fee (less non-refundable deposit) will be returned to you. If the property is not re-let than the monies are forfeit.

The number of people using Cooks Green Cottage is not to exceed 8 (eight).

The owners of Cooks Green Cottage (or representative) is to be allowed access to the property at any reasonable time during the rental period. A reasonable amount of notice will be given should this be necessary.

The holiday maker/tenant undertakes to keep the premises and all furniture, fittings and effects in or on the premises in the same state of repair and condition as at the commencement of the rental period. You also undertake to leave the premises in the same state of cleanliness and general order in which it was found. The owners of Cooks Green Cottage should be compensated for damage and breakages that may occur (fair wear and tear excepted).

We have compiled the information in our advertising as accurately as possible. However, facilities may be altered or withdrawn as we strive to improve Cooks Green Cottage. Every effort in advising you and your party will be taken should this happen.

The owners of Cooks Green Cottage have arranged the necessary legal insurances to run the cottage as a holiday let. We cannot, under any circumstances, accept responsibility for loss of life, personal injury, loss, damage or accident.
